Communication Towers Due Diligence List

General Information:

  1. Company name and address
  2. Site Location: Street, County, City, State
  3. FCC #
  4. Type of tower: guyed, self supporting, monopole
  5. Height
  6. Tower manufacturer, model, & year build
  7. Capacity
  8. How is the area zoned?
  9. Site coordinates
  10. How large is the land area? Inside the fence and the entire leased or owned parcel.
  11. Any buildings that the carriers do not own? Is so describe.

Tower Expense Items:

  1. Is the land leased? If so, what are the terms of the lease? Also, please fax lease to me.
  2. Or is the land owned? If so what are the terms?
  3. Insurance: describe coverage
  4. Property Tax
  5. Personal Tax
  6. Estimated Maintenance
  7. Utilities in each of the last 12 months

I need the following information for each tenant.

  1. Specific tenant
  2. Technology? cellular, paging, ESMR, PCS, 802.11, Internet, FM, etc.
  3. Length of lease
  4. Lease expense amount
  5. Expiration date
  6. Out Clause
  7. Renewal options? years? % increase?
  8. What do they have on the tower and where is it as far as height
